Plans lodged for 170-bed student accommodation in Cork city

The documents state the conversion of Bishopstown House element “has been designed so the original building is retained as a detached structure with an open lawn to the street frontage allowing the structure maintain dominance and continue to contribute positively to the streetscape”, pointing out that the building has been altered and converted already in recent decades.

Planning documents have been lodged for a 170-bed student accommodation centre on Model Farm Road.

Denis O’Brien Developments lodged permission with Cork City Council for the demolition of the existing two-storey office building to the rear of Bishopstown House and the construction of 21 student houses with 163 beds in two buildings of two and three storeys.

The proposed development also consists of the carrying out of works to Bishopstown House, a protected structure.

The application contains plans to demolish some internal walls at the former health services building, with a dining/living room, reception and student study hub as well as a further seven bed spaces to be put in its place.

New walls, railing, footpaths, gates, steps and entrances are also included in the plans, as are 85 bike spaces and five car spaces. Documents submitted note that the demolition included in the plans is of a late 20th century office building which “is of no architectural heritage significance,” adding “there will be no negative impact from its demolition”.

The documents state the conversion of Bishopstown House element “has been designed so the original building is retained as a detached structure with an open lawn to the street frontage allowing the structure maintain dominance and continue to contribute positively to the streetscape”, pointing out that the building has been altered and converted already in recent decades.

“The proposed development has been designed to retain as much historic fabric as possible including cornice, ery and fireplaces.

“The use of the building for accommodation is appropriate and the building will be returned to residential use for which it was originally intended which is positive.”

Further documents state: “It is clear that there is an undersupply of student accommodation in Cork.

“The proposed development site is accessible and suitably located to the of Cork city centre within walking (c. 9 minutes) and cycling (c. 3 minutes) distance of MTU in particular, with access to public transport (routes 205 and 220) and a planned BusConnects Transport Corridor (STC E- Ballincollig to City).

“Noting that the current demand for student accommodation has exacerbated the demand pressures on the available supply of rental accommodation in urban areas in particular, the proposed development will contribute greatly to reducing these pressures.”

A decision is due on the development by May 13.
